Hello, my name is John White, I’m a retired mechanical contractor, turned exterior cleaning contractor.  In 1993 my buddy, Dick, was self employed, doing power washing work.  Dick was fixated on finding a method to clean roofs without using high pressure.  Since he was not a very mechanically inclined person, he kept bugging me about helping him come up with a method to clean roof stains using low-pressure.  Compared to the mechanical contracting business, I simply couldn’t see the challenge, nor the money, in the pressure washing business.

One day, after numerous pleas, I broke down  and agreed to help him with his business.  Dick had an open trailer, a pretty good pressure washer (13 HP, 3400 PSI) 200 feet of hose coiled up, a five gallon sheet rock bucket for mixing chemicals, a case of Clorox, some Dawn detergent and a couple ladders. This was his entire business.

Something really exciting happened.

While designing a rig to clean roofs we incorporated labor and chemical savings features that, in addition to cleaning roofs, allowed us to clean siding and decks in a fraction the time using less than half the chemicals. Resulting in earning more money per hour plus more profit than our competitors.

Before I go any further with this story, I want to talk about high pressure cleaning.  The only places for high pressure (I’m talking about 1500 psi or greater) is for popping bubblegum off of sidewalks and cleaning mud off heavy equipment.  I recently had my HardiePlank sided house painted, and part of the deal was having the painter clean the house before painting.  I was recovering from an operation. Otherwise, I would have done the cleaning myself.  He arrived at my home with a pressure washer, 50 foot of hose an 8 foot extension wand and 33 gallons of Clorox, you heard me right, 33 gallons (He ended up only using 25 gallons).  My house is only 2500 square feet. I asked, “Where is the detergent”?  He replied, “Don’t need any, been doing this for 20 years and when I get through your house will be clean as a whistle and the wood on the deck will look likeit just came from the lumberyard”.  I knew I was in trouble now, but It gave me a great opportunity to get some good pictures to illustrate how pressure washers can cause you a lot of grief.

The results: my roses wilted, the pedals on my mums were burnt, all of the fish in a pond next to my house died and the seal was broken on one of my windows.

Sure glad I didn’t have vinyl siding or it may have been blown off!

And, that wood that was supposed to look like it just came from the lumber yard! Came out bleached grey.

The good news is, the paint job came out great.

Some facts about roof cleaning

First, roof cleaning is one of the few businesses that is not floating in a sea of competition, there ain’t non, or at least there’s very little.  Take a look around town; you’ll see thousands of roofs needing cleaned and nobody cleaning them. Most people don’t even know their roof can be cleaned; they think it needs replaced. Most pressure washing guys are afraid to get on a roof.  And even if you have competition, there’s enough roofs to go around for everybody. We rarely run into the other guy.

Third, since roof cleaning may be new in your area you will have to be persistent to make your first sale.  But, once you get a few jobs under your belt, pictures taken and the neighbors gawking at the roof you just cleaned, you are on your way to seeing your business snowball.

Fourth, roof cleaning is not difficult, but its not as simple as the chemical web sites pitch.  There are companies pitching chemicals that will clean roofs simply by spraying it on the roof and letting mother nature rinse it clean.  That’s fine, if you want to wait six months to get your money.  No matter what they tell you, the roof will have to be rinsed off after applying chemicals, and if you think a garden hose with street pressure will do the job, you are absolutely correct, if you have a week to spend rinsing. Fact is, YOU WILL NEED SOME PRESSURE GREATER THAN STREET PRESSURE if you expect to finish the job in a timely manner.  Therefore you will have to modify your pressure washer so it will produce just enough pressure to rinse but not damage the shingles.

Fifth, there seems to be a lively and sometimes heated discussion over which chemicals are best for cleaning roofs.  This author, doesn’t give a hoot.  Both have pros and cons.  I haven’t seen any roofs ruined with either chemical.  I am somewhat partial tos and shrward sodium hydroxide because it seems to do a better job of restoring the roof colors, and is easier on plantubs, however it is more time consuming to rinse.  As for making your own chemicals, you are welcome to experiment all you wish, but we’ve found it ends up costing more.  Besides, I like the idea of using the other guys product liability insurance and MSDS sheets.
